

Reservations
We recommend that you first look through all of the properties on our website and carefully select the vacation home that fits your budget and size requirements. Also think about the location in which you would like to stay. Next, contact us with your preferred dates of stay and vacation home requests.
When you reserve a vacation home, a reservation is entered into our computerized reservation system under your name, and you are assigned a reservation number. A $250 credit card deposit is required upon booking to reserve the property, with the balance due in full 14 days prior to arrival. All reservations must be prepaid by check or credit card prior to arrival. If the reservation dates are within 14 days of arrival, payment in full is due at the time of booking. * A credit card is required at the time of booking for all reservations.
Upon receipt, please carefully read the contract and related paperwork and check the accuracy of the dates and property of your reservation. Since you are responsible for this information, please call or email us immediately if any corrections are necessary. Promptly return the signed contract to our office via fax or mail. Any reservations with missing paperwork and/or unpaid balances 14 days out are subject to cancellation.
Santa Ynez Vacation Rentals accepts reservations up to one year in advance, and reservation dates will be confirmed. Santa Ynez Vacation Rentals will make every effort to honor rates and property assignments; however the potential for circumstances beyond our control makes the guarantee of rates and property assignments impossible. Santa Ynez Vacation Rentals reserves the right to change property assignments if circumstances beyond our control make your reserved property unavailable. We will attempt to reassign you to another property of comparable quality, however since our rentals are privately owned homes, we cannot guarantee such.

Rate Information
A $250-1,000 booking fee, depending on property, is due at the time of booking the reservation. The remaining balance is due 14 days prior to arrival. If the reservation is within 14 days of the booking date, payment is due in full at the time of booking.
In addition to the reservation rate charge, a 10% city occupancy tax, and cleaning fee will be charged to your credit card on payment due date. Please note that a security deposit authorization, in the amount of $500-1,000 depending on property, is required to cover any damages that may occur during your stay.
Check In/ Check Out
Check-In is anytime after 3:00 PM on the day of your arrival, provided the prior occupants left on time and all the necessary cleaning and repairs have been completed. You are welcome to ask about early Check-In. If the property is ready, we'll gladly let you Check-In. However, if the property is not clean, please understand that we cannot give you early Check-In.
Check-Out is 11:00 AM on the day of your departure.
Housekeeping
Your reserved property will be cleaned and supplied with bed and bath linens prior to your arrival. Pool / Jacuzzi towels are NOT always provided, so please bring those with you. If you would like additional housekeeping service during your stay, arrangements can be made through our office for an additional fee.
Each vacation home has a "start-up" supply of products such as toilet paper, paper towels, dishwasher detergent, and dish detergent, however you may need to purchase additional amounts during longer stays. Each bathroom is supplied with skin and hair care products.
A mandatory post-occupancy cleaning fee is included in your reservation costs. You are expected to leave the home "broom clean," which means bagging the trash and placing it in the outside receptacle, cleaning and putting away the dishes, cleaning the barbecue, and generally tidying up, leaving no major messes for the housekeepers to clean up. The cost for any damaged or missing linens and towels will be charged against your security deposit.
Maintenance
Santa Ynez Vacation Rentals makes every effort to carefully maintain each vacation home and the equipment therein. Just like in your own home, however, unexpected and/or untimely failures of equipment and appliances may occur. If something is not working properly, please call our office and report the problem. We will attempt to correct the failure as quickly as is reasonably possible, and we ask for your patience and understanding in the interim. We cannot guarantee the condition of televisions, VCRs, stereos, appliances, or other equipment, or the condition of pools and hot tubs/spas. NO REFUND or RATE ADJUSTMENT will be made for mechanical failure of any kind.
Security Deposit
We request and keep on file a credit card number (VISA, MasterCard, American Express, Discover) with signed authorization from you in lieu of a security deposit. The credit card will be charged for any excess cleaning, damages to the property and its contents, or other guest expenses incurred during your stay, and if there are any violations of the rental agreement. If the rental property does not experience any of the above, NO charge will be made to your credit card.
Cancellation Policies
If the reservation is cancelled 30 or more days prior to arrival, a cancellation fee of $150 will be charged. If the reservation is cancelled within 29 days prior to arrival, you will forfeit your $250 Booking fee.
Occupancy
When selecting your vacation home, please carefully observe the number of people the property sleeps. Each rental property has a maximum occupancy. You must register the number and names of guests occupying the property when completing the reservation paperwork. Children are counted in the total occupancy. Undisclosed guests and/or over-occupancy are considered serious violations of your lease and may result in a charge against your security deposit and/or the immediate termination of occupancy without refund. Only responsible adults 21 years or older may contract for rental.
Consideration of Neighbors
Many of our vacation homes are located next to or near the homes of full-time residents. Please be a good neighbor and remain aware of the noise level of your group. Outside, unenclosed areas (decks, patios, porches, yards, etc.) are mandated NO NOISE zones between midnight and 8:00 AM. If you are renting a home in a condominium complex, the hours for NO NOISE zones are 10:00 PM to 8:00 AM, as per the homeowners associations' regulations. Unruly or loud guest behavior may result in a fine charged against your security deposit.
Pets
We do not allow pets. Violation of this policy will result in a charge against your security deposit, unless owner has designated his/her property to be a pet friendly environment. Each inquiry will be presented to the owner of the property and a determination will be given.
No Smoking
All of our homes are non-smoking properties. If you are a smoker, we ask that you please restrict your smoking to outside areas only and properly and safely dispose of cigarette butts (ash trays, etc.). Violation of this policy will result in a charge against your security deposit.
Additional Amenities
Santa Ynez Vacation Rentals caters to each homes style and wants you to feel as relaxed as possible. In order to make your stay more pleasant, we have left certain items for purchase in the event that you have a sudden craving. You’re on vacation, indulge!
